WHERE WE WORK IN LANGLEY

How we cover Langley

Langley is two municipalities, the City and the Township, with two building departments between them, and DreamPro covers all of it, from the downtown core to the farm roads past Aldergrove.

Not sure whether your address is the City or the Township? Either way, call 778-952-4258

  • Langley City

The downtown core around Fraser Highway: its own municipality, with older single-family streets, 1960s and 70s apartment blocks, and the storefronts along the highway.

  • Willoughby and Willowbrook

The Township's growth area: townhomes, condos, and new houses still going up around 200 Street, where most work runs through a strata, and the shopping district of Willowbrook below it.

  • Walnut Grove and Fort Langley

Walnut Grove's 1980s and 90s subdivisions on the north side, and Fort Langley village, where the historic core is a heritage conservation area with its own rules for exterior changes.

  • Brookswood and Fernridge

Big lots and 1970s to 90s houses south of the City, many still on septic rather than sewer, which shapes where a bathroom or a suite can go.

  • Murrayville and Aldergrove

Murrayville's older village streets around the hospital, and Aldergrove at the eastern edge, with the farms and acreages between them.

  • Cloverdale and Clayton

Across the Surrey line from Willoughby, we cover Cloverdale and Clayton Heights too.

ON THE GROUND

What a Langley job asks for

Two building departments

Langley is two municipalities. The City of Langley and the Township of Langley each run their own building department, zoning bylaw, and permit process, and the line between them runs through the middle of town. The permit goes to whichever one your address is in; DreamPro checks first and handles the permit and the inspections.

Strata and condo work

Willoughby's townhomes and condos, and the buildings around Willowbrook, run on stratas. Work there starts with the strata's approval, then follows the building's hours, elevator, and parking rules, with the common areas protected, all built into the schedule.

Older houses, honest scope

Langley City's older streets and the 1980s subdivisions of Walnut Grove and Brookswood are at the age where walls hide old wiring, Poly-B plumbing, and framing that matches no drawing. The scope goes in writing before demolition, and if something turns up, you hear about it before anything proceeds.

Septic, wells, and big lots

Much of Brookswood and Fernridge, and the acreages further out, run on septic rather than sewer, and some on wells. Adding a bathroom or a suite there means checking what the septic system can take first, and the written scope says so.

QUESTIONS

Straight answers for Langley

Do you cover all of Langley?

Yes, the City and the Township: Langley City, Willoughby, Willowbrook, Walnut Grove, Fort Langley, Brookswood, Fernridge, Murrayville, and Aldergrove, plus the rural roads between them.

Do I need a permit for a renovation in Langley?

Often. Both the City and the Township require a building permit for additions, structural changes, and most work that moves or removes a wall, and Fort Langley's heritage area adds its own approval for exterior changes. A like-for-like swap usually needs none. The permit goes to whichever municipality your address is in; DreamPro checks which at the walkthrough and handles the permit and the inspections.

Can you work in a townhome or condo in Willoughby?

Yes. A strata job needs the strata's approval before work starts, and most of the newer buildings set working hours and rules for the elevator, the parking, and the common areas. Bring the bylaws to the first meeting and the schedule is planned around them.
